IHG Hotels & Resorts has formalized a new franchise agreement with the YB Group to develop a Holiday Inn Express hotel in Mumbai’s premier commercial district, Bandra Kurla Complex (BKC). The agreement marks a strategic expansion for IHG’s portfolio in India’s financial capital and reinforces the company’s commitment to growing its footprint in high-demand urban markets.

Under the deal, the upcoming Holiday Inn Express Mumbai BKC is slated to open in the first quarter of 2028. The property will feature approximately 100 rooms and is set to become a significant part of IHG’s “essentials” segment in the region, designed to cater to both business and leisure travellers. With its location on the outskirts of BKC, the hotel promises excellent connectivity to major corporate offices, consulates, entertainment venues, fine dining outlets and luxury retail destinations that make the district one of Mumbai’s most sought-after addresses.

The new hotel is expected to attract a diverse mix of guests, including international and domestic corporate delegates, travellers attending meetings, incentives, conferences, and exhibitions (MICE), and those visiting the city for leisure. This aligns with IHG’s broader strategy to enhance its presence in high-growth markets and deliver hospitality options tailored to evolving guest needs.

Holiday Inn Express is IHG’s largest and fastest-growing brand globally, with over 3,200 hotels worldwide. It focuses on providing smart, efficient, and comfortable stays, emphasizing flexible workspaces, contemporary design, and essential amenities that resonate with modern travellers. The brand’s Generation 5 design philosophy aims to elevate the guest experience through refreshed aesthetics and versatile spaces suitable for both work and relaxation.

Sudeep Jain, Managing Director for South West Asia at IHG Hotels & Resorts, said the partnership with the YB Group represents an important milestone for the company in Mumbai, strengthening its footprint in one of India’s most dynamic business centres. He noted that the hotel’s prime location and year-round corporate demand would make it a preferred choice for visitors seeking convenience, comfort, and quality service.

Tinaaz Wadia, Asset Manager – Real Estate Strategy at YB Group, highlighted that the collaboration underscores the group’s commitment to developing high-quality assets in core business districts. Backed by IHG’s global brand strength and operational expertise, she expressed confidence that the new Holiday Inn Express would set new benchmarks for the segment and enhance the hospitality landscape for both business and MICE travellers in Mumbai.

The Mumbai BKC project will be IHG’s third Holiday Inn Express under development in the city, complementing other ongoing properties in Andheri–Kurla Road and Powai. In addition to this pipeline, IHG has other brands in the city, including an upcoming voco hotel expected to open in mid-2026, as well as existing properties such as the InterContinental Marine Drive and Holiday Inn Mumbai International Airport.
